FAQs
Should I register for practices?
Yes, we recommend that you register as you will receive notifications as soon as a practice comes to market. We have two registrations:
– Priority buyers: receive details one week before the practice goes to open market
– General buyers: receive details as the practice comes onto the open market
Why should I register as a Priority Buyer with PFM Dental?
With the demand for dental practices remaining high, a good proportion of the practices we sell, sell before going to open market. Priority buyers receive the details one week before the practice goes to open market. There is no monthly/annual cost for this, but if you purchase the practice you would cover the agency fees (3% of the purchase price) on behalf of the buyer.
How do you determine the value of a dental practice?
Practices are valued on a multiple of the EBITDA (earnings before interest, tax, depreciation and amortisation). Put simply, this is the (de-personalised) profit of the business before loan repayments, tax reducers and tax. In doing this, we are also taking into effect the demand for the location, the type of practice (NHS, private or specialist), numbers of surgeries and potential for growth. Our 30+ years of experience in dental practice sales ensures accurate valuations reflecting current market conditions.
What’s the difference between Principal Led EBITDA and Associate Led EBITDA?
Principal Led EBITDA shows the practice’s earnings potential when the owner works as a dentist in the practice, while Associate Led EBITDA reflects potential earnings if an associate replaces the principal. You should consider the relevant types dependent on how you are looking to run the practice.
Can you help me secure finance for a practice purchase?
Yes, we have dedicated finance brokers. They understand the lending criteria of specialised banks and can help structure your finance application to maximise your chances of success. If this is something that you are looking at then you can call us for a no-obligation discussion.
How much deposit will I need to buy a dental practice?
Typically, lenders require 5-20% of the practice purchase price as a deposit and can often lend 100% of the property value. Where cash isn’t available, equity from residential properties can often be used. Our finance brokers can advise on current lending criteria and help you structure the most appropriate funding package.
How long does the typical practice purchase process take?
The process typically takes 6-12 months from offer acceptance to completion. However, this can vary depending on a number of factors, such as NHS contract transfers and whether there are external landlords.
